Tri-County Land Title, Inc. offers title insurance products through Fidelity Title Insurance Company, including complete real estate searches, title insurance commitments and policies.  A title search and title insurance is very important when purchasing a home or other tract of real estate.  Title insurance protects a real estate purchaser and the lender from the possibility that the seller (or previous owners) did not have free and clear ownership of the real estate. The staff of Tri-County Land Title, Inc. search the legal records at the courthouse for the tract of real estate in question, and then issue a report and insurance commitment setting forth any liens and encumbrances on the real estate that will need to be released at closing for the new owner to have clear title.  After closing, a final title insurance policy is issued insuring the new owner (and lender) that the new owner has clear title to the real estate.

 

 

 

Tri-County Land Title, Inc. offers escrow and closing services for real estate transactions, including insured closings.  After a seller and purchaser have signed a contract for the real estate transaction and the title insurance commitment has been secured, the closing agent begins the closing process by ascertaining tax information, loan payoffs, a survey (if necessary) and other document preparation expenses, and any lender’s instructions/requirements. She reviews instructions from other parties to the transaction, reviews legal and loan documents, assembles charges, prepares closing statements and schedules the closing.  The escrow/settlement agent at Tri-County Land Title, Inc. oversees the execution of all documents, the final closing of the transaction, and the proper distribution of funds to any lien holders and the Seller.
