A title search and title insurance is very important when purchasing a home or other tract of real estate. Title insurance protects a real estate purchaser and the lender from the possibility that the seller (or previous owners) did not have free and clear ownership of the real estate. The staff of Tri-County Land Title, Inc. search the legal records at the courthouse for the tract of real estate in question, and then issue a report and insurance commitment setting forth any liens and encumbrances on the real estate that will need to be released at closing for the new owner to have clear title.
